Background
Mr T has been involved in the Insurance, Pensions and Financial Services Industry for more than 47 years & would be classified as a sophisticated investor.
Mr T was introduced to Empire Property Concepts through a professional contact in 2012.
Mr T liked the yields Empire offered & also liked the transparency of the HMO investment model. He initially bought a property as a Joint Venture with a friend. After the proven yield, Mr T went on to purchase another three HMOs.
Our Consultancy service provides added value to property investment by sharing our expertise, experience & contacts which results in increased efficiency & market leading yields.
Change in Circumstances
Mr T experienced a change in circumstances in 2014 and therefore wished to liquidate his assets.
Empire helped market his individual properties, find buyers, organised the legal work & helped with the smooth transfer of his ASTs.
We don’t see a Consultancy client as a one off client or purchase. Many become long terms clients based on the results our model yields but also because of the service we provide.
Further Investment
Whilst Mr T’s investor profile had changed due to his circumstances, his appetite for a high yielding investment remained.
Mr T then periodically invested his sale proceeds into Empire through our Loans for Property offer.
The same transparency which Mr T experienced in his initial investment was replicated in his Loans for Property investments.
Loans for property are for clients who want a high yield on their investment but without the day to day involvement of property investment.
Like all Empire investments, the property loan is agreed at the outset & we will suggest a profile of property tailored to
the liquid funds available.We will also agree the formal Loan Agreement deed which will be provided as part of the service but can be deed by your own Solicitor. We also offer a first charge for the loan amount against the investment property.
